Hillis-Carnes Reaches Major Construction Milestone at Red Lion Redevelopment

Hillis-Carnes recently joined project partners to celebrate a major construction milestone at Red Lion Redevelopment, a prominent multifamily redevelopment at 1501 Arlington Boulevard in Arlington, Virginia. The topping-out celebration marked the completion of the building’s primary structural construction and recognized the project team’s progress toward bringing the development to completion.

The project is transforming the former Red Lion Hotel property and adjacent older apartment buildings into a new eight-story multifamily residential community on an approximately 2.2-acre site. The development will feature more than 440 residential units, including committed affordable units, along with structured parking and modern residential amenities. Designed to achieve LEED Gold certification, Red Lion Residential will bring new, higher-density housing to Arlington’s Radnor-Fort Myer Heights neighborhood.

Hillis-Carnes provided comprehensive construction materials testing and inspection services for the project, working alongside Orr Partners, the development and construction management partner; CBG Building Company, the General Contractor; and SK&A Structural Engineers, the Structural Engineer. Our scope included soils and earthwork, foundations, concrete, reinforcing steel, structural masonry, structural steel, wood framing, and support of excavation systems.

Throughout construction, our team monitored mass grading, structural fill, and utility backfill; evaluated footing bearing conditions; performed concrete and reinforcing steel testing and inspections; conducted structural steel, welding, and bolting inspections; inspected wood framing; and observed support of excavation and tie-back installation and testing.

Hillis-Carnes also provided environmental services related to the characterization and off-site disposal of excavated soils. Our environmental team performed soil sampling and laboratory analysis of in-situ and stockpiled materials to distinguish hazardous from non-hazardous waste and meet disposal facility requirements. The team also prepared waste characterization and supporting disposal documentation, assisted with hazardous waste disposal applications, and coordinated with the General Contractor regarding approved soils and disposal facilities.

The topping-out celebration provided a great opportunity for members of our team to see the project’s progress firsthand and recognize this important milestone alongside the many firms helping bring Red Lion Residential to life. We appreciate the opportunity to work with Orr Partners, CBG Building Company, SK&A Structural Engineers, and the entire project team on this significant Arlington redevelopment, and we look forward to seeing the project through its next stages of construction.
